Milton man indicted for Forsyth County forgery accusations

  Back to News

A Milton man has been formally charged in connection with a series of allegedly forged, local land titles that were investigated by the Forsyth County Sheriff’s Office in 2018.

Documents filed in Forsyth County Superior Court on April 8, state that David Potskhveracvili, 50, of Milton has been indicted by a grand jury for two charges of, “unlawful act in connection with registration of title to land” for allegedly forging documents and transferring ownership of two west Forsyth residences, 4130 and 4140 Plaza Drive, to himself by a quit claim deed on Oct. 12, 2017.

According to assistant district attorney Ramsey R. Magaro, “Based on the filing of the forged deeds, the defendant used the properties as collateral to secure a loan.”

A Forsyth County Sheriff’s Office incident report filed in this case states that local investigators were alerted to the forgery on Oct. 16, 2017, when the property owner of the two Plaza Drive addresses presented them with the allegedly fraudulent quick claim deeds.

The property owner told authorities that the transfer in ownership had happened without his permission and both the witness and notary in the paperwork of the transfer were unknown to him.

Potskhveracvili was arrested by the sheriff’s office at his home Sept. 6, 2018, charged with two counts each of theft by taking and property conversion fraud, according to sheriff’s office spokesman Cpl. Doug Rainwater.

Records show that he was later released from the Forsyth County Jail under a bond of $33,440. This case will be presided over by Superior Court Judge Philip C. Smith.

How Easily Title Fraud Occurs

EVERYTHING is stored online in the cloud - including your home's title

Domestic and international thieves scour online records for homes with equity. It could be the home you live in, your vacation home, a home of an elderly relative, or rental property you own.

Once they change your home's ownership from YOU to THEM, they re-file the Quitclaim Deed for your home with the proper authorities so it appears your home has been legally sold.

They take out personal loans through banks and online lenders using all your home's equity. You likely won't know you're a victim until you start receiving late payments or foreclosure notices.
